Where to buy property in Spain: prices in 333 towns

Official appraised values for every town of 25,000+: the cheapest and dearest places, cheap towns by the sea, where prices rose most, rental yields, and a shortlist of coastal towns that are affordable and will still be liveable in 2055.

The same money buys very different homes in Spain. The Ministry of Housing's appraised values (the valuations banks use for mortgages) range from 643 €/m² in Villarrobledo to 5,521 €/m² in Eivissa: a factor of 8.6. The median town sits at 1,954 €/m²; Spain as a whole at 2,355 €/m². Appraised values run below the asking prices you see on the portals, so use them to compare towns, not to make an offer.

The 20 cheapest towns

1 of the 20 is within 10 km of the sea; the rest lie inland, mostly in Castilla-La Mancha (6), Murcia (4), Valencian Community (4) and Andalusia (3). Their populations changed by +0.9% in ten years (median), against +6.3% for the median of all 333 towns: the price reflects demand, not the quality of the town.

Buying to let: gross rental yields

Dividing a year of the typical apartment rent (2024 contracts, tax data) by the appraised price of that apartment gives a rough gross yield. The median town yields 4.2% before tax, costs and empty months; the 12 highest yields are in Castilla-La Mancha (5), Asturias (2) and Andalusia (2). Spain regulates rents in "stressed" areas and limits new tourist licences in many cities, so check local rules before counting on a yield.

What this does not tell you

Appraised values are averages over all homes valued in a town; a sea-view apartment and an inland flat in the same town are far apart. Purchase costs in Spain add roughly 10-14% (transfer tax or VAT, notary, registry, lawyer), and non-residents pay annual imputed-income tax on a second home. None of that is in these figures. For the climate, prices, hospitals and flights of any town, open its page; to weigh price against everything else, start the compare tool with price at the highest weight.

How we did this

Ministry of Housing, Valor tasado de la vivienda, municipalities over 25,000, average of the four quarters to Q2 2026 weighted by valuations; 31 towns are not in the ministry's list. Rents: SERPAVI 2024 (median contract rent for apartments, and the typical apartment size). Yield = 12 × monthly rent / (€/m² × apartment m²). Holiday lets: INE, May 2026.
