Where Spanish home prices rose most in five years, and where they didn't

Spain's housing boom is not everywhere. Which towns have taken off, and which are still where they were?

Over the five years to 2026 Q2, the official appraised value of homes rose a median 45% across the 291 places with at least 300 valuations in the last year, and 14% in the last year alone. But the spread is huge.

11 of the 15 biggest risers are in the Valencian Community, most of them towns around the city of Valencia; the biggest rise was +101%. Across all 45 Valencian places on the list the median rise was 60%.

Where prices barely moved

These places rose least; by region: Andalusia (5), Castilla-La Mancha (2), Extremadura (2), Castilla y León (1).

And rents?

Rents for apartments rose a median 23% over five years (2019 to 2024, the latest tax data), with the biggest rises in Sagunt/Sagunto (+48%), La Pobla de Vallbona (+45%), Alhaurín el Grande (+42%), Burjassot (+41%).

Past rises do not predict future ones. Fast-rising towns are often the commuter belts of booming cities, and the slow risers are cheap for a reason or still undiscovered. The same-budget article shows what prices mean in floor space.
